How long does a commercial unit replacement take?

A straight rooftop or packaged-unit swap is often one to two days if the curb and ducts match and the unit is in stock. A boiler replacement, a curb change, or a duct rebuild takes longer. A.R. Mechanical confirms timing after seeing the site.

Do you work on humidifiers and air cleaners in commercial systems?

Yes. Humidifiers and air cleaners tied to commercial heating equipment are part of the service list. A dry North Bay winter in an office is often a failed humidifier, not a duct problem.

What should a property manager have ready when they call?

Have the building address, unit make and model, whether the fault is heat or cool, any error code on the thermostat or rooftop board, and whether tenants are without heat. A photo of the rating plate speeds parts.

How do you handle after-hours commercial failures?

Office hours are Monday to Friday, 8:30 a.m. to 4:30 p.m. Same-day response is common when the call comes in early. For a recurring site, ask about the Membership Program so filter changes and inspections happen before a Friday failure.

Can you take over a building that was on a national service plan?

Yes. Owners of local multi-unit buildings have moved boiler and heating service from large rental providers to A.R. Mechanical for owned equipment and local response. Get the current contract end date and any buy-out in writing before the switch.

Do you service both heating and cooling on the same contract?

Yes. One maintenance agreement can cover heating, cooling, rooftop units, and the related duct system. That avoids a winter contractor and a summer contractor blaming each other for the same unit.

Are your commercial technicians licensed?

Gas-fired commercial equipment in Ontario must be worked on by a licensed gas technician. A.R. Mechanical uses G3, G2, and G1 licensed fitters for install and service. Ask to see licensing on any gas job.

When should a commercial unit be replaced instead of repaired?

Replace it if it is about 15 years old, the heat exchanger or compressor has failed, refrigerant is obsolete, or a repair approaches half the cost of a new unit. Downtime in a rental or a retail space often costs more than the repair itself.

How much does commercial HVAC repair cost?

Most commercial repairs land higher than a house call because of roof access, parts, and unit size. A capacitor, igniter, or belt is on the lower end. A compressor, heat exchanger, or control board costs more. A.R. Mechanical diagnoses first and quotes before major work.

Why is my commercial space hot on one side and cold on the other?

Uneven zones are usually closed dampers, leaky or undersized ducts, a rooftop unit that is short of capacity, or a thermostat in the wrong room. A.R. Mechanical inspects airflow and the unit before quoting a replacement.
